First, Shannon will work with you to get detailed information on the type, location, and price of property for which you are looking.  She'll give you a short list of houses that meet your needs and expectations and you can decide which of these houses you would like to see.   Shannon will setup an appointment and show you these houses at your convenience.  If none of the houses are exactly what your looking for, on an ongoing basis, you can be emailed or called when new houses that meet you requirements come onto the market.  Shannon will work hard to make sure you get the house that is right for you and your family.         

Any property purchase is a major purchase and a very large step so you want to make sure you have all facts and information before you enter into a contract.  Shannon will go over the market and area buying conditions to make an informed decision on an offer price.  Many times the sellers asking price is not going to be the same as you offering price.  Shannon will then draw up an Offer to Purchase contract and go over it with you before submitting to the seller's agent.  She will help you understand everything in the contract.  This is also the place where we will put conditions in the offer.  Conditions may include a home inspections, bank financing dependency, or many other things that are in your best interest.  We will also set proposed closing dates, deposits, and inclusions.                 

After the offer is made, the sellers may accept it, reject it, or counter it.  A majority of the time, the offer is countered and the negotiations begin.  After the offer is agreed to, Shannon will work with the mortgage company to get everything lined up for the closing date.  At the closing, you will make payment on the property, the title will be put in your name and you will receive all the keys and take possession.  This will take place with the assistance of a lawyer and title company.  Shannon looks out for your best interest during the entire process.
